Joint Ventures & Options
In the current market a more entreprunerial attitude has come to the fore when doing a deal:
Joint Ventures
Strength in numbers may be an adage that is true. Joint ventures have the ability to allow people to work together,each to compliment the others strengths with the aim of reaching a mutually beneficial goal.
This arrangement can take many guises. Some common examples of Joint Ventures:
- Someone with the expertise to find deals and previous experience in the BMV market may enter into a Joint Venture with a friend, family member or contact with the cash to finance the deal.
- An investor agreeing with a builder on a renovation project that the builder will carry out and meet the cost of building works.
- Two investors who simply want to share workload and risk.
Options
Options and Rent to Own continue to develop with more and more investors drawn into the sector. With conventional finance difficult to obtain and some investors wary of No Money Down schemes, Landlords are increasingly focused on making their portfolios more efficient.
One aspect of Rent to Own gives Landlords the opportunity to let their properties at a higher than market rent in return for giving the tenant the option to buy it for an agreed price within the agreed option period.
The aim is that this suits both Landlord and Tenant and gives the Landlord a Tenant who cares about the property whilst providing them with a unique marketing advantage over other Landlords.
