Buy To Let Recovery….
The latest information presented by Landlord Assist, a service for tenant eviction and rent arrears collection, suggests that the Brtitish buy to let market is on the verge of recovery.
Landlord Assist reacted to the recent report compiled by one of the online buy to let sources, which revealed a 50% increase in the number of buy to let mortgages since last August.
In the opinion of Landlord Assist managing director, Mr. Graham Kinnear, house prices, which have been constantly decreasing in the course of the past 2 years, have now stabilised, which fact positively contributes to the rental yields of UK buy to let landlords.
On the other end of the spectrum is the limited supply of buy to let properties, which enables British estate agents to report increased enquiries on the available stock.
Mr. Graham Kinnear added that consumer confidence in the UK property market has improved significantly as according to the latest RICS survey, only a small proportion of respondents expect house prices to fall further. Moreover, the time of low property prices, which property investors have been waiting for, finally came.
Commenting on the situation on the market of residential buy to let properties, Mr. Graham Kinnear said that the increasing numbers of foreign workers, students and simply single people mean that the buy to let business will see an increase in demand, which in its turn will bring about a rise in buy to let rent rates and more attractive yields for buy to let landlords.
Mr. Graham Kinnear concluded that a combination of all the above-mentioned factors coupled with the fact that property has been historically considered inflation-resistant and that many people are now in search of alternative types of investment, means that another wave of buy to let purchases is very likely to occur.
Mr. Kinnear words find proof in the comments of Mr. Stephen Parry, Landlord Assist commercial director, who claims that a number of company’s clients have already expressed their desire to expand buy to let property portfolios as the property market environment seems favourable.
