Development Summary
Local Area
Cyprus
Cyprus, the third largest island in the Mediterranean and for thousands of years a trading centre due to its location at the crossroads of Europe, Africa and Asia, has become a leading holiday destination, owing to its excellent climate with very warm, dry summers and mild winters, combined with a wide variety of natural beauty, famous historical sights, rich culture and friendly, welcoming inhabitants, which combine to offer a safe environment for residents.

By joining the European Union on the 1st May 2004, Cyprus offers unique opportunities for those wishing to acquire real estate at very favourable prices with excellent future investment potential, and in a most desirable location.

The Climate
One of the healthiest and sunniest anywhere on the planet including the four seasons cycle, with temperatures ranging from 10C (50F) in January the coldest month to 38C (100) F in August; the islands hottest month of the year. The main rainfall occurs during December- March with snow on the mountains resulting in a lush and colourful spring time, with no rainfall between April and October, the end of the summer can be parched and dusty leading to rich Autumn colours.

Language
The main language spoken in Cyprus is Greek Cypriot, but over 85% of the population speak English as Cyprus was once an English Colony. Most of the shop signs, street signs and road markings are in English added to which, they drive on the left hand side.

System Of Government
Cyprus is an independent and sovereign republic with the elected president (5 year election cycle) as head of state. The legislation power lies with the elected House
of Representatives and appointed council of members. The legal system is based on the British/ European system with independent power exercised by the judiciary.
Cyprus is a member of the U.N., the British Commonwealth, the non-aligned movement, the World Bank and I.M.F., with associate membership of the EEC.
Currency/banking The Cyprus banking system is very similar to the English system. An individual may open a bank account offering all the same privileges as in the UK – such as chequebooks, cash cards and overdraft limits, etc. There are many International banks located throughout the Island.

Most Credit cards are accepted and used in Cyprus such as Visa, MasterCard, Diners Card and American Express.

The Cyprus pound is the island’s currency, made up of 100 cents. Coins are issued from 1 cent to 50 cents with bank note denominations of 1, 5, 10 and 20; the exchange rate in relation to other currencies is issued daily by the central bank, based and controlled by the international banking system. There are both domestic and foreign banks operating within Cyprus to an international standard, offering a range of services from investments to mortgage facilities. Taxation

UK investors can take advantage of the unique Double Taxation Treaty that exists in Cyprus that enables UK citizens to receive their pensions and investment income in Cyprus free of UK withholding tax – regardless of whether one has a private or public pension. Medical Services Medical Health Care in Cyprus is excellent with
Doctors, Physicians and Surgeons qualifi ed to a very high standard. The Private Medical Clinics cover every fi eld in medicine and Private Health Care Insurance is relatively inexpensive and can be arranged through an insurance company or through your bank. The general Hospital offers Health Care for foreigners once you have become a permanent resident for a small annual fee. Pharmacists are very well informed and may save you a trip to the Doctor. Most pharmaceutical products
in Cyprus can be bought directly over the counter.

Air Travel

Cyprus is home to two international airports; Larnaca to the east and Pafos to the southwest - each within 20 minutes drive of the town centres. Pafos – Playground Of The Gods The town of Pafos, situated at the western end of the island, has developed into a very popular holiday destination for overseas visitors, retaining much of its traditional character due to the strict regulations concerning construction. Pafos has a relatively smaller population compared to other towns in Cyprus.

UNESCO listed archaeological sites, picturesque views and the prevailing sea breezes, which temper the climate throughout the year, make Pafos a very pleasant and prestigious residential location; proof of this is refl ected in the increasing number of Europeans who select this region of Cyprus as the ideal location to purchase homes for holiday and permanent residence. Pafos has its own International Airport conveniently located just 10Km east of the town away from residential areas, with regular fl ights to Europe and the middle -east. The new highway to Limassol, the main port and commercial centre (70 Km away) opened in 2001, offering easy access to other parts of the island.

Pafos is surrounded by some of the most unspoiled scenery on the island with traditional villages, beautiful churches and monasteries dating back many centuries, all of which are just a short drive from the town centre. Leisure: Many tourist attractions and leisure facilities are available such as diving, fi shing, sea cruises and a wide range of water sports. The harbour area offers many shopping facilities, restaurants, taverns and discos with beaches and golf courses just a short drive away. Cyprus is perhaps best known for its plethora of archaeological sites and areas of ecological interest.
