The champions of real estate and construction projects in the making, pre-design, pre-construction, construction and development, finishing and sale of real estate - for both residential and commercial purposes, is a good way to describe them. Any property developer is the initiating and responsible body and impetus for getting things started and seeing it to completion. They deal with the nuts and bolts, cash flow management and building of construction projects worldwide.

They are a key player and instigator or progress, process and outcome. They add dynamics and momentum to the market. New project development projects are initiated, transacted and executed by their existence, activity and actions.

As one of the key contributions a property developer actually makes improvements to real estate, thereby increasing its value - its is that simple. This definition will help us see that lots of individuals, partnerships, limited liability companies or corporation, niche providers could all fall under this umbrella. Project developers are niche specialists in land, building and project development. They acquire a piece of land or building, exiting, new, partially completed or non-existent, off-plan, in-concept or in-progress and then start a building project(s) to be sold in part or full for profit or kept as assets to fund other projects, generating rent or cash. Property developers can have levels of involvement in their projects and have more than a couple going in parallel, either having their own construction team/arm or subcontracting the building portion of the project itself.

A large part of what a property developer does has to do with mitigating and managing risk. It costs more to construct and own a property or building-in-progress project, and it is hard to sell it (if it is not in existence or not finished yet), but they need the cash to complete the project or move on or fund the next one. This is the nature of their business.

A property developer makes for a good speculative investor and investment partner - even in the real estate markets, both locally and globally - they are always looking for funding capital and opportunity and more and more investors are teaming up with them to optimize profit and opportunities in foreign and global markets.
